Located in the hilltop of Taman Melawati surrounded by greenery. The developer did a great job of matching the surrounding environment by planting a lot of trees!

Although 16 quartz looks glam to ur eyes... I do not recommend it because of the following reasons... Before that kindly note that I myself have a bought a unit there and I am simply sharing my experience as i regret it... Note that there are 6 to 7 reviews (by name Daniel Wong, Oliver Giam and few others) .. working directly or Indirectly for ML and hence you will see the 5 star ratings.. I strongly advise that you talk to the owners here and then come to a decision because all these agents only care about their pockets. I also received a indirect threatening call to remove my review. When I refused to remove it, they threatened to take legal action against me and also refused to repair the defects to be repaired from the defect list i provided with 7 days of moving in. 1. Maintenance cost is extremely high: After staying here for 3 months, I understand why management had to increase their maintenance cost over period of time.. the quality of material used to build these houses is very very cheap.. workmanship is really poor.. its really difficult for the management to maintain if the maintenance price is not increased (developers fault and not management's fault) 2. Furnishing Package: In case you are considering their furnished package, please ask them to provide you with full & complete details of what the package would include.. In my case, they simply provided me with sample and said that it would something similar... they did not not provide the exhaustive list of furnishings, they did not state what brands they would used for each item... they are likely to use cheap quality items ... you will literally have to fight/argue with the developer's designer... you are literally kept in the dark until you see the furnishing yourself... 3. Leakage - Worst part is that there leakages in almost half of the houses here, as matter of fact I have seen the leakage in the other unit and MO has refused to repair it.. When I received the keys I had to repaint the walls of living room which had thin cracks in the ceiling .. another example is timber flooring in the unit.. easily prone to get damaged.. Please come and see yourself the condition of the paint in less than 5 years of time. Management committee has been chasing Nippon Paints to share the detailed report highlighting the causes of the speedily deteriorating paint of the land houses and the apartment. You will shocked to see the big cracks opening up. 4. Defect List Period - I was given only 7 days to come up with one off defect list.. I still submitted the defect list in the due time.. the contractor had assured they will cover all the items in the defect list. I followed up with them for almost 4 months and they only one repaired one item. 5. ANOTHER MOST IMPORTANT ASPECT IS THAT I WAS TOLD BY THE AGENT, THAT THERE WILL NOT BE ANY OTHER HIGH RISE CONSTRUCTION COMING UP IN THE FUTURE ADJACENT TO 16 QUARTZ BUT AGAIN IT WAS A MISLEADING INFORMATION.. MITRA LAND IS CONSTRUCTING A HIGH-RISE CONDOMINIUM ON THE LEFT SIDE AND NADAYU IS CONSTRUCTING BUNGALOWS ON THE RIGHT SIDE.. WHEN I HAD COME TO VIEW THE UNIT, IT WAS ALL SURROUNDED BY GREENERY WHICH IS HALF GONE - THANKS TO ML HIGH-RISE PROJECT 16 Quartz Upperville They have managed to sell most of their units leveraging the award winning project and unfortunately owners of the other units did not bother to share their experience thinking it will affect the property price/image.. Mitraland is desperate to sell their remaining units especially landed houses .. I am only sharing my experience as I felt others can benefit out of my experience.. no matter just don't easily trust the agents n this developer guy unless they give you in writing on the company letterhead ... I hope ones looking to buy a unit here realize this .... If anyone needs to contact me, please drop in a comment, I have enough facts to help you see the truth.. Thanks
