★ ★ ★ ★ ★ Rooms starts to show its old aging, wear and tear without proper attentive maintenance. You can't help but to notice the rooms vibe similar to those dodgy budget places. Even the commonly placed water heater at the 2nd floor was faulty and no one seems to bother.
The security deposit fee is RM30 per room, which will be returned upon checking out.
Parking is a challenge as they don't have guest reserved parking available. Parking in front of the premise is payable to the city council during work hours. Wi-Fi connectivity although free, but most of the times it is unavailable probably due to disconnected internet line.
The only thing people still renting the place out is because of the location. It is at the Arau town center, so most parents from other states would choose this place when sending their kids to the various higher learning education centers located near or around Arau, i.e. Politeknik Tuanku Sirajuddin, Universiti Malaysia Perlis, UiTM Perlis and Kolej Matrikulasi Perlis.

because very near to all amenities ,shopping and eateries Like KFC, Nasi Kandar Yasmeen , C mart on the centre , cost per room reasonable and available of parking in front and behind the hotel . Not far KTM Arau just walking distance. Recommended.

★ ★ ★ ★ ★ Broken main door, broken bathroom door, no hot water, telephone not working, stained bedsheets, slow and blur receptionist that apparently didn't know things were broken? Better go other place.

★ ★ ★ ★ ★ Okay lah. Just basic hotel. More like a motel. Strategic location. Near hypermarket (c mart). 7E, shops, KFC, restaurants, all walking distance.
If u wanna use iron, hot water, u must go to the hallway.
No lifts. Only stairs. Only 2 rooms have bath tub. (1st come 1st served.
But during my stay, water heater in my bathroom was not too good. Water is still cold.
Overall, this hotel is okay. Maybe can improve the facilities.
