★ ★ ★ ★ ★ Small mall that has a small supermarket, and a wide variety of eateries. Chinese restaurant located on first floor is quite popular. There's also a coffee shop, western restaurant, and others. Within Jaya 33, are two office blocks.
There's a door that connects Jaya 33 with DUMC Dream Centre behind.

★ ★ ★ ★ ★ Office building conveniently situated in section 14. There are many eatery eg: korean, japanese, dimsum cum chinese cuisine, italian, kopitiam, subway sandwiches, MBG fruits, coffee bean cafe. Ace hardware, Watsons, Alpro pharmacy and Jaya grocer can also be found inside this building! There is true fitness gym as well. Great convenient!

★ ★ ★ ★ ★ It's known as smart building but don't know what's smart about it. There is always a long wait for the lift. 6 lifts each tower. No airconditioning in the lifts and they would get faulty regularly. Imagine how suffocating it is to be trapped in the lift w 20 other ppl coming bk fr walking in the scorching temperature after lunch. I experienced that. There is also no air conditioning at the lift lobbies except for the ground floor one. The lifts would stop n open at every level when there is a call for it although it is full. This is not smart. Car park boom gate system is old fashioned as it still requires the physical touch of pass. Considering the majority of car park users are tenants who work there, the mgmt could have used a radio frequency scan type to save us fr winding down the window everyday.

★ ★ ★ ★ ★ I feel so sad and angry when i went up to the surau. So poorly maintained. Foul smell and i nearly threw up the moment i stepped my foot in it. I would say the management does not care one bit about it. Where are the cleaners??? What a humiliating situation. Any muslim who is in the management for God’s sake pls take note and rectify this.
