LBS property whn present property, no1 top 10 developer after VP, also no1 give 1000+ excuse to push away all responsibility defects period time, dragging timing and excuse also no1 super bad experience

Showrooms always nice to see, Sales man always tell u nice story, Developer always give u alot of fantastic excuses... Please before u decided anything come drop by and have a look on real workmanship for yourself instead of just listen to sales and nice showroom...on their true quality and workmanship since the showroom is just the same building...from outside u already can see, walk to carpark, building. Even just a lighting switch when on and off in car park also they can't manage...hopeless... Just hope you guys see more and think more than twice b4 do any decision...poor workmanship not just from outside the building is the whole damn building carparks, water leaking, water seepage, crack here and there, low quality and no responsive from ethm...Big hint, kindly record all ur sales and developer promises....might be different after few years or when u get key...and it will be very usefull. Thier promised "forest view" condo already changed to become "Ur condo view" now...what a nice "Promises upgrade" for us and hope u wont be get the same surprised like us later...Good luck

Before you consider buying Prestige Residence, kindly drop by zenopy look at so call LBS Star property award winning workmanship and product delivery/presentation.. A hint for you to start with our dirty car park, water clogging, crack line... Mark my words and I am legal owner of zenopy residence. I can invite you to my newly bought unit which full of water seepage at wall which took almost 8 months still cannot solve.. oh ya... Look at the picture below to believe.. this is just 5% of it...

We own an unit developed by LBS... the well-known "ZENOPY RESIDENCES". Since the day we took our keys (end of December 2020) until now there's still many problems not resolved. Every now and then the owner Telegram group will have complain about the workmanship... Really need to consider when purchasing property from them...

Purchased Zenopy Residence next to prestige by the same developer, never regret this much in my life. The workmanship is substandard yet charging medium to high range cost. Water seepage happens through the holes in your wall shows poor concreting work. It happened to many units so it is not individual case, even common area like car park already degraded due to leakage in the span of 10 months with only <30% occupancy rate. Water puddle everywhere also shows poor leveling which is just a never ending nuisance to the residents. It is true that the property falls under defect liability period, but that does not guarantee the soft fittings or tiles will be protected during the repair. Seeing is believing. Walk around Zenopy to experience what is it like for a recent completed project which looks like it has survived a World War.

Let me explain what you will anticipate if you were to make this your home. If you can take this kind of roller-coaster, this is the right place for you. 1. Expect that your VP will be early, but you can't get the key as you will need to pay some sort of late fees which is delayed by the property lawyer. You will need to go back and forth with the finance team with proper document for it to be waived. 2. Once VP-ed, you will get a FREE home inspector which will roughly go through your house and mark minor defects. Very minimal defects compared to the one you hired. So please hire one. 3. You will need to wait a month or more for the defects to be fixed. If you are sharp, you will realize that the defects are just patched rather than fixed. When you inspect and agree the home is in living condition, you will get the key. 4. You renovate the house and you found more defects and you raised it with the defects & contractor team, they will say that you have agreed that the defects are fixed thus, they aint doing anything until you keep bugging them. Lots of going back and forth here. 5. The contractor will tell you that you can continue renovating and they will fix the defects later. But what they didn't tell you is, if you renovate on the defect area, it will not be under their coverage which mean they will not fix it at all. 6. Good news. Renovation is done, defects are untouched. Defects team came and patch it again instead of fix. 7. You move in and you realize that more defects when the lights are turned on at night. 8. You go back and argue with the contractor and customer service, they will respond and send the team back again, but it's again patching instead of fixing. Expect to do it at least multiple times. 9. Then it rains, you realize it's flooding in the common facilities and some floors. 10. On a happy day, you go to the facilities floor and you realize the facilities have defects everywhere else. You report the defects and the defects team came and patch but they also leave more defects as they leave. Conclusion, if you like this roller-coaster ride. This is the place for you. Pictures for your treat where VP-ed on December 2020, keys taken on January 2021. Some defects are still not being fixed but mainly patched. Common excuse by developer & contractor such as MCO, CMCO, RMCO. Pictures is taken on 8 November 2021 approximately 11 months after VP. Pictures are not for the weak heart, please watch it at your own risk. 1. Finishing touch with a crack to show some creativity 2. Painting of an artistic wall called "uneven paint" 3. Crack patching 4. Unfinished job 5. Unique paint job on the wall 6. Dirt for the residents 7. Creativity paint 8. Crack on the floor 9. Da vinci painting 10. The hide n seek defect 11. The rain cover which create a defect trail on the wall 12. Drain crack for water draining 13. Badminton court crack for some refreshing look 14. Treats for the kids 15. The 1million painting 16. Water leaking effect painting on the floor 17. The intended wall feature called crack 18. Gondola patching with creating another defects 19. Cracked floor design 20. Your future home 21. The finishing quality of most doors 22. Snake design on the wall 23. Mini bowling for the kids where they can never play

Hi! If any of you want to buy Prestige Residence. Please do really look around Zenopy Residence first. Really really poor workmanship plus a lot of defect. I had moved in to my unit in Zenopy, last night our area rain heavily, water came in through my closed window… the workmanship of the window is sucks! Sometimes when raining you will see the corridor have water fountain… think twice, think properly before you buy!
