★ ★ ★ ★ ★ Absolutely horrible property managers. Total lack of professionalism when dealing with residents of a building with a rudeness bordering on abuse. At times the company has been accused of penalizing their own staff when they dare show any civility towards others.
There is a complete disregard for safety with constant pulling of the fire alarm for "testing" without any announcement whatsoever as the proverbial boy who cried wolf.
Barely did any maintenance work on the property until an AGM was coming, when they finally started doing some work, but only those that could be documented with a photo op. Building windows (not reachable by residents) have not been cleaned since the company took over.
Attempted multiple times to gouge money out of residents. Greatest hits include: trying to pass off electric meter reading as water meter resulting in the issuance of ridiculous water bills of over RM1k, blaming the residents for wasting water when queried; attempted to issue a (illegal) RM10,000 fine on residents for not scanning MySejahtera to return to our own homes during the height of the pandemic, only partially backtracking when called out; other ridiculous fines such as fining a resident for a vehicle leaking oil when the management itself clamped the vehicle making it impossible to bring for repairs.

★ ★ ★ ★ ★ Don’t know how come this company can get above 2 star rating. But their service is truly horrible, not considerable. Management level position are not productive and professional, while administrators level positions lack of experience and turn over very fast. U might find different answer with the same problem deal with their different staff.

★ ★ ★ ★ ★ They've changed 6 managers in about 2 yrs at my landed property. Extremely dissatisfied with their service. I find them dishonest, incompetent and lack of professionalism. Common area poorly maintained. Unusually high waterbill of rm2000-2500 still not resolved as of 16/06/22. At my 1st JMB AGM, they didn't even present the up-to-date audited accounts. Many delays. Plenty of excuses

★ ★ ★ ★ ★ There are so many shady things that I don't even know where to begin—ignoring instructions from Committee Members. Penalizing their staff when they dared show any civility towards others, their staff had to go and make a police report to protect themselves.
Ignoring problems and if the vendors/workers are not selected from their panelists, they said they would not take responsibility if anything went wrong. Dude, if your list of panels is so horrible, unprofessional, and expensive, I am not allowed to elect others? Bro, please tell me you're joking.
They are making things hard for residents and bullying the Committee Members. They have the power to confiscate meeting room keys to prevent Committee Members from holding meetings. Seriously? Where do you even hire all these Area Managers, man? The quality is so low!
If you're currently under BNC, I pray for you. If you're selecting a management office for your property, please walk away from this one. I, as a resident, are not happy with this treatment by them. Even the guy who hired you in the first place, advised the Committee Members to sack you. Disgusting.
Please get out of our property.

They are a boutique property management company and have worked with us for more than 5 years. Throughout the time we work with them, we barely had any issues. Our communication have always been constructive with various recommendations for the betterment of our property.
