★ ★ ★ ★ ★ Mosquitoes problem. Rats in carparks area. Management don't answer telephone call. Even simple thing like allowing courier to drop off parcel at security counter need to inform management by email. Security equipment produce very piecing loud sound when tapping security cards and this become super irritating when you need to do this action 4 times just to get from outside into the lift for a very short distance. Quality of kitchen cabinets provided very bad for a property sold at this kind of price. Metal studs in kitchen cabinet mostly rusty.

★ ★ ★ ★ ★ Nice place for long or short stay. Walking distance from everything: MRT, Mall, Convenience Store etc... You've got also a nice view on a golf course. Amenities are good and well maintained. Security guards are friendly and polite.

★ ★ ★ ★ ★ Construction downstairs is quite noisy and producing a lot of dust. Management office is nice but not always responsive. Swimming pool well maintained. Gym is nice. Good security. Some idiot neighbors upstairs throw cigarettes and trash over their balconies. Some landing onto my balcony. This building is 60-70% empty. Mostly investment owners.

★ ★ ★ ★ ★ Convenient place to live. Next to MRT Surian station, huge mall right downstairs. Two stops to Ikea, next stop 1Utama. Perfect for singles and couples. East facing units can see KL Tower, TRX, PNB118 etc.
Biggest Starbucks at the mall, with many famous brands located inside.
Taco Bell opening soon, plenty of parking at basements.
I think overall a very good managed living area.

★ ★ ★ ★ ★ If you stay facing the mall, you will hear the music and sounds from the mall events, sometimes even after 11pm, even if you close all the windows.
Not recommended for anyone who needs quiet environment to sleep at night.
