★ ★ ★ ★ ★ Quiet, amidst a busy neighbourhood with a lot of surrounding amenities. But some units are rather old and not too well-maintained. There's a not-very-pleasant smell in some of them and general building. Also, occupied by many students or workers.

★ ★ ★ ★ ★ Subang Avenue maintains its greens well. It's a sight to look at when you walk past the plants towards the lift. The views of PJ are superb from high level,where strong wind adds to its residential coziness.

★ ★ ★ ★ ★ Very well kept place. The swimming pool looks very inviting except for the free Sime Darby advertisement in the middle of the pool. Rather low density with just 288 units and only 10 floors of residential housing and each for only 7 units. The bigger units are really good value for money. I like the car park for residents as it's just a shallow floor below the road. The location in 10/10. Once the shopping mall reopens, the unit's may be selling at higher prices.
