β β β β β Too high density, The Zen affordable home just beside already 1200 units and Zen6 another 700+units, total almost 2000 units not yet counting the commercial lots. Just imagine the cars go for shop and most of the affordable units with only 1 car park lot. No choice then will park at the road side, believe the traffic and access will be very busy and congested
